The report may include:
The inspection will focus on the areas that could reasonably be affected by the proposed work.
Why Is It Important?
Without a Schedule of Condition, it can be difficult to establish whether damage existed before the building work began.
A professionally prepared report:
Our detailed written and photographic Schedule of Condition Report records the existing condition of the adjoining property before building works commence.
The report includes photographs and descriptions of any existing cracks, defects or damage. Where necessary, we also use drone photography to inspect roofs and other difficult-to-access areas.
This provides clear evidence of the property's condition, helping to protect both owners and resolve any disputes over damage during or after the works.
Is a Schedule of Condition Legally Required?
The Party Wall etc. Act 1996 does not expressly require a Schedule of Condition. However, it is widely considered good professional practice and is normally included when a Party Wall Award is prepared.
We also recommend one where a neighbour consents to the works, particularly when substantial structural or excavation work is planned.
What Happens During the Inspection?
The inspection is usually straightforward and causes minimal disruption. The surveyor records the visible condition of the relevant areas and takes supporting photographs.
The completed report can then be agreed or attached to the Party Wall Award before work begins.
When Should It Be Carried Out?
The inspection should take place shortly before the notifiable work starts so that the report accurately reflects the property’s current condition.
It is important that the building owner does not begin notifiable work before the Party Wall process has been completed.
