One Surveyor for Both Owners
Agreed Party Wall Surveyor
When a dispute arises under the Party Wall etc. Act 1996, both owners can agree to appoint one impartial surveyor. This is known as an Agreed Surveyor.
Using one surveyor can make the process quicker, simpler and more cost-effective.
What Does an Agreed Surveyor Do?
The Agreed Surveyor does not take sides. Their duty is to deal fairly with the interests of both owners and administer the requirements of the Act.
Review the Party Wall Notices and proposed works
Consider the drawings and construction details
Inspect the adjoining property
Prepare a Schedule of Condition
Request additional information where necessary
Agree suitable working protections
Prepare and serve the Party Wall Award
Deal with any relevant issues arising during the work
When Can an Agreed Surveyor Be Appointed?
An Agreed Surveyor can be appointed when the adjoining owner does not consent to the proposed works but both owners are happy to use the same surveyor. Both owners must agree to the appointment. If either owner wants their own surveyor, the two-surveyor procedure will apply instead.
